How to use the affordability calculator
1. Enter your monthly take-home income
Use the amount that reaches your account after tax and deductions โ affordability is judged on what you actually receive.
2. Apply the housing guideline
The calculator applies the common rule of keeping housing costs at or below 30% of monthly income, including rent or mortgage and basic utilities.
3. Add your other commitments mentally
The 30% figure covers housing only. Total debt payments โ housing, vehicle, loans โ are healthier below 40% so there is room for the rest of life.
Worked example
On Rp 10,000,000 take-home pay, 30% means up to Rp 3,000,000 a month for rent or mortgage. If you also carry a Rp 1,500,000 vehicle payment, your total commitments reach 45% โ a signal to look at a smaller unit or a longer repayment period before committing.
Common mistakes
Using gross instead of net income
Rent based on gross salary looks affordable until tax and deductions arrive. Always calculate against take-home pay.
Forgetting the full cost of owning
A mortgage is more than the monthly payment โ property tax, insurance, and maintenance can add a tenth again. Budget for the real total.
Ignoring other debts
Housing is your biggest line item but not your only one. Total commitments above 40% leave little room for savings or surprises.
